Repairs start with verification
The most common mistake after a flood is rebuilding too soon. New drywall installed over framing that still holds moisture traps that water inside the wall. Within weeks, it can cause mold growth, paint failure and a return of the musty smell that everyone thought was gone.
Before we begin flood damage repair in Kannapolis, NC, we confirm that framing, subfloors and concrete are within their normal dry ranges. If the drying phase was done by another company, we take our own readings first. It adds a short step, but it protects the entire repair.
What typical flood repairs include
Most flood repairs involve replacing drywall from the floor to a line above the high water mark, installing new insulation in exterior walls, and replacing baseboards, door casings and sometimes doors themselves. Subfloors that delaminated or swelled are cut out and replaced. Flooring is installed once the substrate is sound and dry.
Electrical outlets and switches below the flood line are often replaced for safety, and we coordinate with licensed electricians where that work is required. Cabinets that sat in floodwater are evaluated individually, since particleboard boxes usually cannot be saved while solid wood may be salvageable.
Finishing so it looks like it never happened
Rebuild quality shows in the details. We tape, mud and texture new drywall to match the existing walls, prime and paint to blend with the rest of the room, and install trim that matches the original profile where available. The aim is a room you can walk into without thinking about the flood.
You receive a written scope before work begins and updates as each phase is completed. If you are working with flood insurance or assistance programs, we provide the itemized documentation they typically request.
